The Action: This two-bedroom unit at the midtown Domus high-rise was unsuccessfully listed at $799,000 and $749,000 by different agents. A third agent priced it at $750,000 and found a buyer not through social media, but with an old-school but effective newspaper ad.
What They Got: On the ground floor of a 14-year-old building is this 1,186-square-foot suite with the luxury of nine-foot ceilings, recently upgraded laundry machines and hardwood floors flowing between a kitchen with granite and stainless steel appointments to an entertaining area along the tall windows and Juliet balcony. Monthly fees of $1,063 cover water and heating costs, plus concierge, party, fitness, games and guest rooms.
The Agent’s Take: “It’s right in Yorkville, you can’t be in the centre of things more than that,” agent Dino Capocci says.
“The unit shows great – it was all renovated with new wood – and it’s got really nice features being that it’s a main floor unit, it has higher ceilings.”
This unit’s age also came with advantages. “It’s on the larger size for that area,” Mr. Capocci notes.
“I just saw two newer developments on Davenport, [where one unit is] …750 square feet for $776,000, so there’s big value – bang for buck – even thought this is in an older building.”

The Action: In an average year, there are only a few vacancies in a North York mid-rise, so an agent selling his personal residence there – this two-bedroom-plus-den suite – had no trouble finding a buyer in less than two weeks.
What They Got: On the edge of a low-rise neighbourhood – home to many multimillion-dollar residences – is a roughly 30-year-old building with just 36 units, including this second-floor unit with a den and open living and dining area with hardwood floors and sliding balcony doors. Wet stations include two full bathrooms and an eat-in galley kitchen renovated with ceramic floors. Storage varies from custom shelving in the laundry room and walk-in bedroom closets to an exterior locker and two-car parking. Monthly fees of $1,252 cover water and fitness facilities.
The Agent’s Take: “It’s different in that it had two parking spots and not all of the units in that building have two, so that’s a feature,” agent Dino Capocci says.
“And the other feature is that it’s 1,560 square feet, plus a terrace, so it’s a lot of room. It’s almost like having a bungalow.” This unit’s setting is also surprisingly tranquil. “It’s south of the 401, so it’s with all the houses. If you go just north of the 401 to Sheppard [Avenue], then you have so many condos all over the place, so it’s more congested,” Mr. Capocci explains. “This particular unit faces towards the east, which is all trees and gardens, so it’s beautiful.”
